| first of all lets start from the beginning,this mobile home park brings you in on the thought of having your own home.they help you get into a home with a 500 deposit and uncle sam giving them the rest of balance of the 10 percent of homes value,being a single dad with dependant i needed it,after awhile of living here,not enjoying the pool thats always broke down,raw sewage that after tree root caused three times pumped sewage under the trailer and fixed it by putting lime down even though it smells like s**t all the time.after your rent becomes late,my because my unemployment ended,and i strarted being late charged me 50 late after the 5th and an additional 99 court filing fee after the 10th, 50 on the trailer payment side besides the lot rent side.when i brought this trailer i had to take the one i got which turned out to have rotted floors through out the trailer,water heater was toasted,no under belly insulation underneath trailer and other misc junk too much to tell.these guys move you in and wait till peoplehave hard times and start cracking you with all kinds of late fees and to tell me i cant have a trailer with a mower in my yard when i am cutting their grass with it, in which i got hardly no money for.this place is one of the worse places i have ever lived at.this place dwells on people that have hard time getting by and uses uncle sam and the renters to make huge profits for themselves. |

***To the Whiny man with all the complaints above****
First off it sounds like you are using "uncle sam" by not having a job searching for unemployment. Second off, dealing with the same matter. If you did have a job even at minimum wage you should not have a problem paying the low rent cost on time, unless you have some bad habits that you failed to mention being where your free money from the government actually went. Third, If you are a dad and you do have a dependent, learn to spell and set an example of literacy for your dependent. Another thing, since you are hardly getting ANY*** money from mowing their grass and if they take care of the lawns for you, then why would you have a mower sitting in your yard in the first place. I know they have driveway type areas that you could put it in, in front of your car. If they do not take care of the lawn for you, and you do in fact need that lawn mower their, then that grass on the lot that you are renting is YOUR GRASS. You should obviously take care of that yourself and stop asking them for money for cutting your own lawn. Have some pride in your lot, your home, its just mowing your yard. This place doesn't dwell on people that have a hard time. This is a place where you can have your own place, not a complex where your neighbors are a wall a way, for a very reasonable price. Be thankful they gave you a cheap place, that you obviously still cant afford with your free money you get for sitting on your ass at home. As a single parent WITH NO JOB you qualify for food stamps, so thats no excuse for not being responsible enough to pay your cheap rent on time. I'm still wondering where all this free government money could be going if all you need to pay is rent, and you cant get it in on time?? Sounds like you have a lot of problems that you should be worrying about filling your time fixing, instead of sitting on your computer whining about the facility that gives you a place to stay. |

This is a list of problems ive hade with this unit and its managment.
1--bug problem made me fix it. they were here upon move in,
2--huge water leak. flooded my entire livingroom. took about a week to come out and
fix
3--all fossets and the shower head were clogged with calcium diposite.made me fix it
4--repair guy broke underside of my sink while working on water leak the 1st week we
moved in. was broken from 10/22/11-1/14/12
5--fridge died took a week to replace
6--fridge died again took a week to replace
7--most recent fridge has broken shelves still not replaced
8--mice problem they made me fix it. the mice were here on move in. they had been
living under the house and when the maintanace guy broke the underside of the sink
they got into the house through the hole
9--electricicty broke in over half the house includeing the kitchen livingroom and my
room. took from 12/14/11-1/3/12 to get them to come fix it. only took them ten minutes
to fix it.
10--oven is stuck on cleaning mode and is missing a dial.there is straw and leaves
behind the oven where animals were nesting. still not fixed.
11--furnice stopped woking on 1/15/12. when i looked at it it was held together with
scrap metal, duct tape, and tin foil. never got replaced.
12--found huge water leak under house on 3/7/12 still not fixed. i suspect its been
there since i moved in on 10/15/11 because ive noticed the standing water under the
home since then. loseing about 2 gallons a minute or 2880 gallons a day.
13--sewer system never hooked up.4 months of waste build up.10/15/11-2/22/12
14--the sewer line they installed on 2/22/12 was clogged.toilet, bath tub, and sinks
wont drain. still not fixed.

My son and I moved in February 1, 2012, and have regretted it ever since! First, even though the inspection said all was good, there was no hot water and the electricity on one side of the fuse box was not working. It took until March 2, for us to get hot water. Because of the electrical problem, we had to plug in the washer and dryer in other outlets in the home for a month before that was fixed.
Next, on my first bill there were charges from BEFORE I moved in. When I went to the office, I even had Erica write on my bill that these charges were from before my time. But now they are trying to say that I owe these chages as well.
Further, they told me the trailer was $7500 and I had to pay 10% down. I did pay the 10% ($750) plus other expenses to move in. But then their contract reflected payments for 6 years when it should have only been 3 years!
Another small problem was it took a month to even get a trash can!!
DO NOT Rrent from these people. they will lie straight faced to you and they don't know what they are doing. Erica and Kyrah will tell you what ever they think you want to hear and then wham wonce the contract is signed they will not answer calls or return your calls.
I have had to get an attorney to fight all this. This place is definitely a scam, save yourself the stress and frustration and stay away!!! |

| This is addressed to Proudhusbandfather, first of all downing someone that is already down on their luck not cool at all. People do have hard times and just because someone is collecting unemployment does not make them a bad person. They do have a right to vent because this place is a joke. I have been without air for over a month now and been told on a regular basis it will be fixed. People promise to be back to fix and guess what they never come back. I do work before you even go on that kick and where I work is in a warehouse that is well over 90 degrees by 7 am so just imagine the other 10 hours I am there how hot it gets then I get to come home to a hot trailer.. I also have a wonderful dog that I am expected to keep in my home while I am at work and when it is getting hotter here I cannot leave him here so now I am faced with another expense to have someone babysit my dog because I don't want to come home one day and find him dead. So yes this place is a joke and I would not suggest living here to anyone. I also had a problem with my Refrigerator and it took some time to get one because I was told that I had a new one that had to be ordered. Had to take frozen groceries that I just bought to my parents and put refrigerated items in a cooler for a week finally get refrigerator and guess what it was not a new one smaller than the one I originally had and looked horrible. I can place a bet that proudhusbandfather is probably the maintenance man that is suppose to of been back to my place two weeks ago.. PS that is the longest two days that I have ever seen. And by the way before you knock someone on their spelling you may wanna spell check yourself first. P.S. I will be contacting an attorney along with Channel 6 news and PETA about this place and what I have endured since December so go ahead proudhusbandfather and inform your bosses that they have some explaining to do.. I also was told one price when I moved in and then all of a sudden have three other things listed on my receipt that totals to almost 100 dollars more than was quoted. And by the way anyone reading this No a minimum wage job will not keep you afloat here I make more than minimum wage and still struggling. |

| TO ALL THAT READ THIS!!! AVON LAKES COULD BE A WONDERFUL PLACE TO LIVE, IF THEY WERN'T SLUM LORDS...THE ARE QUICK TO PAY $60, 000 FOR MULCH...YES MULCH!!! WHILE THEY RENT OUT AND SELL PROPERTY TO UNSUSPECTING GOOD PEOPLE THAT JUST WANT TO RAISE THEIR CHILDREN IN A GOOD AREA. LET ME TELL YOU ALL SOMETHING THEY HAVE FORGED MY NAME AND CHANGED TERMS ALSO HAVE NOT PAID THE TAXES ON MY HOME FOR THE PAST TWO YEARS THAT I PAY EVERY MONTH IN THE BILL THEY SEND ME. THE WHERE SUPPOSED TO CUT MY GRASS BUT DID AWAY WITH THAT AFTER THE FACT OF ADDING IT TO MY LEASE. WHILE THEY DRIVE BMW'S AND LIVE IN FISHERS, THEY ARE LIEING AND COMMITING CRIMES. DON'T CARE IF MY SPELLING IS WRONG BECAUSE IT DOSEN'T EVEN COME CLOSE TO COMPARING TO THE HORRENDOUS THINGS THAT THEY HAVE INFLICTED ON MANY GOOD PEOPLE THAT LIVE HERE AND ONLY WANT WHAT IS RITE FOR THEIR FAMILY. SOME PEOPLE ARE TRAPPED HERE AND HAVE NO WHERE TO GO THEY TAKE ADVANTAGE ON THAT. ALSO IF THEY TRY AND SAY SOMETHING OR GET THINGS RITE THEN THEY HAVE CONSEQUENCES FOR THAT. WHILE THEY HAVE A LOT OF WORK TO DO THEY WANT TO POINT OUT EVERYONE'S FLAWS AND THERE A LOT OF THINGS THAT THEY ARE NOT FIXING. ALSO SERVICES NOT RENDERED, OR CHANGED LIKE THE MANAGEMENT DOES LIKE EVERY MONTH. THE ONLY PEOPLE THAT STICK AROUND ARE THE ONES THAT ARE CROOKS ALONG WITH THEM. *** Young, Single & Screwed***
I have lived in Avon Lakes for a few years now. I have family that has lived in there longer. I have heard many complaints from them about their rent being screwed up. I always keep my stubs and usually make my payments face to face if allowed. I own my trailer and I am paying 400.00 lot rent. FOR WHAT? I cut my grass and keep it trimmed, my father trims the tree branches that are growing over my trailer. I am quiet, never have company, my yards not dirty, and I don't cause problems. On top of that, I work a full time job (where I make twice the min. wage) and I go to school. I dont have a drug habit, i may spend 20 a month on alcohol. There is no reason why I should be having problems. Here are my problems: I was not told that my trailer is not insulated, i spend 250.00 over the summer for central air alone. Animals are always dying because of the heat the past couple years and I have to get rid of the smell. Now the NEWEST (because it changes every month) manager has a list of things for us to do - 4" high numbers in front of home (10 each # if they have to do it) Powerwashing- its my place, leave me alone (100 if they have to do it) Roof Coating- what the heck is that and how can they tell if its done (200 if they have to do it) and there are many more charges. Not long ago I decided that I want my house redone. I tore out my living room basically- I dont have a truck so I called the office several times left 2 messages w/ actual people and 2 on voicemail- telling them that I dont have a truck and wanted to know if maintenance could move the trash or if I could use the big dumpster they had sitting in front of their office. 2 days later the manager came banging on my door and told me that if I didnt get the stuff moved in 2 hours tehy would do it and charge 200.00. I paid someone else 50.00
This place really does suck, and if I could save up the money and have my trailer moved I would - but w/ the cost to live there and school, I'm screwed |

| I am on Social Security Disability. I developed a genetic disease and was injured at work. I lived in Florida for the past 10 years and decided to move back to Indy to be near my children after loosing my home due to fighting for Disability and Workers Comp. I like this area. My son and I agreed to get a home here. I wasn't thrilled with the trailer. It had problems. The Manager, who is no longer here, reassured me that certain things would be fixed. The major thing is the front door. It is a joke. I was told that it would be replaced and repeatedly told that it was ordered. It was never ordered. The maintenance people come out and look at things and promise to fix it and never come back. Every thing that other people have posted are true. Management here is a joke. I've been here for 2 months and desperately wish that I had not moved in here. The main manager (Linda) is a crook and a flat out liar! All they care about is getting your money and as much of it as they can. I would most certainly never recommend this place to anyone. I can not say enough to for warn anyone about moving in here. |
