CZ Master Association and Keystone properties are ripping us off. I am a resident of Coto de Caza. Having lived in other planned communities I was floored when we moved to Coto and had to start dealing with the Nazis in charge here. No nobody likes to deal with their homeowners association, most of us don't like our HOA but few HOA's that I have ever dealt with are this horrible and evil. Our HOA fees are well over $200 a month. For this we get??? No community pools. We have to reserve and pay for use of any of the athletic fields, yes, this even includes tennis and basketball. They aren't spending the money on landscaping. The foliage around Coto is nothing special, no beautiful flowers or great looking plants, in fact, the plants that you do see around, are all cheap, require very little maintenance and if you really look, mostly it is just grass, weeds and maybe a few wild flowers on the hillsides. The association can definitely not take credit for this. I haven't seen anything that is really considered a community event, they post things like polo events as community events and from time to time there are groups that rent the sports park and hold events that are often closed but sometimes open to residents usually with the intention of selling them something. They list these as community events also. None of these are community events that the association has put any of our money into, in fact, if anything they are making money on these events. They don't benefit us as residents. They charge us for any and everything. Transponders are $50. So far I'm finding that they work pretty crappy for a little over a year and then they charge us $25 for each one after that. They charge us $50 just to ask if we can paint anything on the house, even if they don't approve it, we still pay. Absolutely everything else they charge us $400 for. This includes a request to plant Geraniums where there were once Inpatients. ANYTHING that is not a paint request is $400 or more. They keep this no matter what they decide. If they do approve the changes we'd like to make, then we have to post a deposit which typically runs $1000 or more. If the association decides that any of the changes we made which I remind you they approved are not in line with something, even crap which they make up, they will keep the deposit and may also start fining you. So far does anything here seem like a benefit to the residents of Coto? Yeah, doesn't seem like it to me either. But wait, there is more and probably so much more that I don't even know about yet. The company they chose to do our guest and gate services charges us $10 grand a year for a website. Really, $10K. They also charge us additionally $125 grand and more just for the paper that the gates use to print the guest passes. They also charge us to administer and issue the transponders, and guess what? No, it isn't included in the transponder fee we pay. They take that as profit. So where does all of this money go? It definitely doesn't go to reduce our HOA fees. It goes into the pockets of Keystone Property Management and Dwelling Live. We the residents get screwed. If you bring any of this up at a board meeting the board members try to brush it over, they will literally just ignore you and move on to another topic or if you are insistent, they will defend the companies or every once in a while you might get a member who offers to "look into it". This of course goes no where. Many of the neighborhoods in Coto don't even have a representative on the board because they have given up dealing with it. I am quickly understanding why. These companies are criminal. They conduct actives that affect the residents of Coto on the sly and do not disclose the information regarding these transactions to the residents of Coto. Do you really thing residents of Coto would have a agreed to paying $10K a year for a website and $125K a year in paper for guest passes? These companies are bad. IF you are a resident of Coto. PLEASE, demand change from our board of directors, get involved, run for a seat. This is our community, it is where we live, we deserve more out of it, especially given the amount of money these companies are making from us and our community.

Please move you are really annoying. Are you such an idiot that you didn't check to see what the community has to offer before moving there? $200 is very inexpensive for a community this size with the amenities it provides. I've lived here for 18 years and I like it the way it is. Move quickly
