The management here has gone down the drain. You will experience an abrasive individual, who does not listen (watches TV when you speak to him) & will be very combative if you bring up ANY problem, no matter how large or small. The grounds crew is unprofessional, not in uniform, smoking in company vehicles, "hanging out" while on the job... The ladies in the office can be very nice, it's unfortunate that there has been so much turn over. Some of the office staff had been there for 15+ years... wonder what happened & why all at once...? Being a long term resident, it's unsettling to have such an fast/large turnover rate. The apartments themselves are not bad looking, but their function, is, well, below any reasonable standard. The walls are very thin and noisy neighbors are inevitable. Poorly fitted/insulated windows & sliding glass doors make for very drafty winters and warm summers. This also enables to bugs to come and go as they please. If you live on the first floors, prepare for the mold. The concrete condensates and with nothing more than a pad underneath your carpet, your carpet soaks it up like a diaper. Your bedroom will smell musty and it's best if you do not store anything underneath your bed or on the floor of your closet... Second and third floors beware of your balconies... lose boards and risen nails make for a great Tetanus shot reminder. Oddly enough at this complex, we have more robberies/break-in by people climbing up onto balconies...remember your neighbors bring more than just themselves when they move in next door... On a whole, it's just been a huge disappointment living at Arbor Lakes. Edward Rose and Sons has treated us like dirt from the day their new manager was hired. We have had nothing but problems and have been unable to have even a single one resolved. This is what we deserve for paying our rent on time and not having a single complaint against us? Poor management is going to put this company out of business. Thank you for your time.
