Joe Kaffman claims to be able to make private loans anywhere from $1.5 million to unlimited.
He has NEVER FUNDED ONE DEAL! He has been using an engineer by the name of Victor Carranzo as a front guy to collect up front deposits of anywhere from $10-15,000 to $40,000 or $100,000 or more. They also like to make bogus "Performance Guarantee Bonds" from a bogus Insurance company and charge whatever they think they can get. Their main trick is to insist that all monies be placed with a fake law firm called "Kaffman and Associates" but prefer to have funds made payable to Joe Kaffman.
Victor Carranzo has a business called Project Storm LLC and appears to be a legitimate guy when researching him. He is a smooth talker and has a good background histiry and a broad range of knowledge in many areas. However, he has no problem telling lies and making ridiculous claims and promising to close tomorrow or Monday or Wednesday over and over. It's been one nonstop lie after another. He will claim they loan in all 50 states and worldwide, etc. etc.
Victor finally admitted that after dealing with Joe for 8 months not one deal had closed; and that Joe had stacks of checks and money from people. Victor claims that Joe scammed him out of $20,000 something dollars now.
Victor and Joe wasted 2 months of my time and my clients time and caused us to lose thousands of dollars; as well as costing the sellers, other brokers, title companies etc. to lose time and money.
I know other people that Joe abscounded money from. He took money from one of my clients that was in law enforcement and returned it after pressure was applied. I then found out that Joe has taken other people for hundreds of thousands.
They claim the monies come from Adventure Capital which has a PO Box address in Houston and is unverifiable.
They claim that they represent "Syndicate Money" and that is why they still use type writers and have paperwork with mass numbers of typos; letterhead from companies with no phone number, web site, or email address; it's all so ridiculous. However they have lies to justify every piece of stupidity and the end run game is to get your money - end of story. Victor would say I'll give you proof of funds; I'll provide testimonials; "we funded Times Square in Katy for $7.8 million" . Then he never provides proof as promised; and I say, if I talk to the owner of Times Square would they confirm you funded them? Victor says they have to sign a confidentialy agreement to reveal nothing.
Also Joe Kaffman is an just an alias name. His real name is Welton Zolicoffer. He's 70 years old; his tax returns show he makes about $37,000 per year; He's about 5'8'
