Wow, I was searching some other real estate fraud related information in Tulsa and then I typed in Kevin Ryder and came upon this site and all the info filed about Kevin Ryder. If you will check out the website for the Oklahoma Court Systems at www.oscn.net you will find many cases filed against Kevin Ryder. Kevin worked with a man who did mortgages fraudulently named Sam Treat. Kevin also swindled hundreds of thousands of dollars from people in Tulsa. I know them but won't list their names. Their names are in oscn.net. Kevin also worked with Brian Bales. Brian was a real estate investor and would introduce him to other investors. Once lawsuits started to be filed against Kevin in Tulsa, he fled. At one point in time he was offering to do loan modifications in Tulsa and I know that he wrote at least one check, totaling $20,000.00 to someone I personally know. Kevin is fast to turn in checks to the DA and actually prosecute people and involves girlfriends in his scams. They will come across as professional and promise you the world. Do not let your greed get the best of you. This guy wears a suit, has a briefcase and can steal more than a thousand thieves. Another person who was an associate of Kevin Ryders in Tulsa was Justin Lewis. When things with Kevin started to heat up, Just changed the name of his real estate company to Brookside Realty. This was to throw people off. Justin helped bring in the buyers and helped drive up the prices of homes and helped commit mortgage fraud. Justin then in turn gave Kevin Ryder a portion of the proceeds. Kevin Ryder also had several real estate appraisers in his back pocket. One that I will name was Kyle Collins. Kyle would appraise homes at the highest value and help Sam Treat close these loans. Kyle's girlfriend was Sam's assistant and would handle all of the files. Are you seeing the picture yet? It's big. The FBI did have a copy of the $20,000.00 check from Kevin Ryder when the person I know went to meet with them about it. At one point, the FBI was and might still be investigating Kevin Ryder. So let's get to the mortgage scam. Kevin would find some lonely investor who would want to make Money. Kevin would promise to do a build out on a home and promise that he could sell it for a lot of money and he would help them. Kevin's company would do the buildout and usually get funded at the time of closing on the home he directs the lonely investor to buy. Guess who handled the real estate transaction? Yep, Justin Lewis. Guess who usually handled the appraisal? Guess who handled the mortgage? Finally, guess who got screwed? The lonely investor. Now, one more thing I heard over and over from Kevin Ryder. He would promise to make the mortgage payments for investors if he could not get the home sold in a certain amount of time. Guess what... by the time it came time for that, he was usually gone. He is very good at avoiding process servers which in turn avoid the suits.
