Our home was purchased in 2006.
We need to have the roof replaced due to substandard construction. The roof was covered with tyvek instead of asphalt sheeting, the shingles were glued in place with two staples per shingle/not code. The tyvek is meant as a water barrier for exterior walls not roofs. The roof sheeting is 1/4 inch OSB instead of 1/2 inch plywood which is code and was again glued not nailed! The ceilings that were glued in place are falling down and should have been screwed or nailed in place.
There is no insulation or very little in the walls or ceilings.
The heating ducts are falling apart.
The walls and roof trusses which were suppossed to be built of 2x4 are 1x2. This is allowing the walls to buckle outwards from the weight of the roof! The sheet rock walls and ceilings are 3/8 not 1/2 inch not code!
All the cabinets had to be replaced as they fell off the walls that they were not attached to properly.
The exterior walls are built on 24 inch centers and not 16 inch centers which is code!
The electrical system has to be replaced due to staples thru the wire loops and faulty connections which have resulted in shorted sockets which we have had to have replaced. The siding on the exterior walls needs to be replaced due to faulty installation and water damage.
The windows do not have any flashing just a thin line of caulk to prevent water from getting in around them causing water damage inside the home. Not to Code either!
The windows were never installed correctly. 2 screws at the top only! allowing the windows to pull away from the inside window sills allowing water into the home and pushing the siding away from the walls. The window trim is made from Pressboard aka paper which is soaked and falling apart/Not Code!
The roof eves are made of paperboard as well and are full of holes to work as vents and all this has done is allowed the rain in and soaked the paperboard so it to is falling apart and letting water run down the inside of the walls!
The water lines are made of rubber which we have had tested and are not intended for long term potable water systems and are going to have to be replaced because they contain the toxin PETN and are not code for residential use! When we asked Palm Harbor if they were going to stand behind there warranty we were told to get an Attorney because, they are not responsible for poor maintenance.
Poor maintenance is not the issue and they know it!
I have had several Contractors come and give me bids for the repairs and all have said the home is not to code and never was built to code. It was built as light as possible so it could be towed in place without the need for over weight permits.
The inspectors assume the home was built to code, since when the home is inspected the walls are covered which makes checking the insulation installation and wiring as well as plumbing impossible to inspect without damaging the near complete home! It is going to cost us $22,000 to $ 48,000 to fix everything.
