I had a very bad experience with Quicken Loans. First, they took money up front to process the loan. The person that I initially dealt with disappeared because is "license expired" and another loan officer was assigned to the account. Not to mention that during the process, I had several other individuals contact me with information or requesting information. There were so many different people involved; I could not keep track of their names.


My property was originally located in the flood plain on the old FEMA maps. After the property was developed, the elevation was above the flood plain. Not only did the developers receive a map amendment to the property, I had it resurveyed and obtained my own map amendment letter from FEMA.


Anyway Quicken Loans told me I would have to buy flood insurance for them to cover the house, so I sent the map amendment letter from FEMA to them.


Time went by and I am contacted by Quicken Loans again about why I did not have flood insurance on the property and that I would need to buy flood insurance to get the loan. They told me that FHA required it. I again sent the FEMA map amendment letter to them that clearly showed that we were not required to have the federally mandated flood insurance.


More time went by and I got contacted by them and they told me that FEMAs records show we are in a flood plain and that they would not honor the letter from FEMA because the street address on the letter did not match my address. I explained to them that the street address is just a reference address and is not the legal location of my property. The legal location of my property, as clearly show on the letter the legal location of the property. I was also told the the lender was rejecting the letter, not FHA.


More time goes on and I get another call from someone else about the "flood insurance dispute". I told them it is not a dispute, I am not required to have flood insurance and I don't have flood insurance and never did. I sent them the information once again.


I get one more call and this person is claiming that it was someone else rejecting the letter. This person actually had the copy of the letter right in front of them and told me that they need the FEMA "map amendment letter". This is curious because the letter says in big bold print: "Letter Of Map Amendment Determination Document (Removal)". I had enough of this.


The last person I talked to was to have someone call me about a refund of my initial deposit, but that never happened. So I took matters into my own hand and charged back on them.


I should have stuck with Bank of America, they are doing the refinance with none of the headaches, no new appraisal and no FHA involved.


Although the BoA mortgage bankers are out of state, at least they have banks in my area and are competent; they don't bring a circus of jokers into the process like Quicken Loans does. I also have dealt with Pulaski Bank about a mortgage and if I had not already had the loan with BoA and the process for the refinance being easier, I would have gone with them. I could have got a better rate.
