If you are thinking about working with John Sommese and Skyday Real Estate, you need to read this! Find out the shocking truth about Skydan Real Estate and John Sommese. You will find out how Sommese took a listing at 7% commission and refused to put the property in the mls. You will learn how after a contract was submitted John Sommese and the owner of Skyday Real Estate kept showing the property and not telling the seller about the contract. Learn how the seller came back to us after the dishonesty of John Sommese and Skyday realty and begged us to buy his property that had city of Chicago Building violations that the seller couldn't pay. You will also learn how after the contract was written up by the sellers attorney and signed by the buyer that Skydan asked for 10% earnest money and a increase in price. the city of Chicago now has the owner in court for violations that the owner can't pay!! All this could have been avoided. After reading this you will have to think long and hard about ever doing business with Skyday Real Estate and John Sommese!! John Sommese who works for Skyday Real estate in Westchester Illinois At 10031 west Roosevelt road. There is a property in Chicago a 2 unit that I wanted to buy. I came to the seller and asked how much he wanted. He told me that I had to work with his realtor whom he just signed a listing agreement with. So I called John Sommese the seller’s agent and asked the status. What he said next struck me as odd. Sommese than told me that there Was something wrong with his seller that he wasn’t all up there and that he didn’t trust the seller and was going to file a lien against the property to protect his commission. He went on to say that the seller is doing all the marketing and he also said that he wasn’t putting the property in the mls. I find out John is doing no work but is charging the seller 7% commission. Which is very high for a property in this neighborhood. So I know now Sommese is out only for himself. I got it. Sommese next tells me that the seller has building code violations and we need to move fast. The seller will accept your offer but you to order Title and water and zoning certs. The seller won’t pay for these usual seller fee’s. I order them and Sommese sends over the contract for me to sign. Sommese also tells me that we will need a death certification for the sellers dead mother. He can’t go downtown in time so I need to go. I do go and waste a day but get the death certification. I had already signed the contract but the contract isn’t coming back from Sommese. I call Sommese for 2 day’s he doesn’t answer. I tried calling from another number he doesn’t answer I thought something may have happened to him. I latter find out that he doesn’t answer calls if he doesn’t know who you are. Here is his number 708.860.0497 I did find out from the seller that he went with another offer. So I asked for my money back for the certs an title. Sommese wouldn’t come down and pay me even after he lied about the Deal and all the time I put in. I went to his boss and owner of Skydan, Jim Stillo. Stillo told me that he would get my money back for the title and the certs. Stillo is another one like Sommese in the fact now he won’t return calls. I finally get Stillo by going thru the front office and they patched me thru to Stillo. Stillo then tells me that Sommese is wrong in the way he serviced you but Sommese won’t pay for title and may pay the $180 for the certs. I asked Stillo send me the money for the certs. Stillo refused. I told Stillo I was going to put this on ripoff.com. Stillo’s response if you Do I will sue you. I have to tell you it gets better. The seller contract with the buyer fell thru. The seller emailed me and begged me to buy his house. The city was hitting the seller with building violations and needed to sell now! What does John Sommese do? He gets on the phone and starts to call everyone who may be interested in buying a run down 2 unit. John Sommese wouldn't take my calls as to why he was doing this and when I got another realtor to represent me Sommese laughed at the realtor and told him he didn't put the property in the mls for a reason. I guess you could guess what the reason was. If you need to buy or sell Real Estate in Westchester Illinois think twice about using John Sommese and Skydan real estate. 10031 west Roosevelt road number 708.450.0110

Mr Cascio's complaint of Sky Dan Real Estate and John Sommese are totally unfounded and without merit. I represent the seller of the property in question. It is true that the seller did not have the funds to correct the building code violations. Because of that, I had posted the property on a few websites that feature property for sale by their owners. After Mr Cascio's rep had seen the property listed on the Bigger Pockets website, I was contacted by the rep concerning the availability of the property for purchase. At the outset I had made it clear to his rep and to other potential buyers that as per my fiduciary duty, I would always accept the highest offer for the property until there is a signed contract by me, the seller's agent. I told Mr Cascio's rep to have Mr Cascio contact Mr Sommese. After, negotiations, the best offer from Mr Cascio was 80k. I told Mr Sommese that I may have to accept this offer as there were no other offers. In the mean, as we still had no signed contract by me there was still no deal between Mr Cascio and the seller. Mr Cascio, without a signed contract by me took it upon himself to order title and the certifications required for closing. Meanwhile, the seller was offered 100k for the property from others interested in the property. As required by my fiduciary obligation, I accepted this offer instead. It is true that this deal was eventually terminated. I had indeed contacted Mr Cascio again to ask if he still wanted to purchase the property. He said yes. However, he still was only offering 80k for the property. Mr Sommese advised me to postpone signing a contract a contract with Mr Cascio. Mr Sommese assured me that the property was worth more than 80K and he was sure he could get higher offers for it if we showed it. I decided to heed Mr Sommese's advice. True to his word, after showing it to more potential buyers, the offers were higher than the 80K that Mr Cascio offered. As a matter of fact, the lowest offer was 95K and the highest was 130K. The lowest offer was 15K higher and the highest was 50K more than the 80K that Mr Cascio had offered Mr Sommese and Sky Dan have my complete trust and faith in their expertise in real estate matters. If I had another property for sale, I would not hesitate to hire Mr Sommese and Sky Dan to market it. It is a shame that a misunderstanding should cause such animosity towards all. Edward
