This company is a huge Throad we were put on to them from another company that is linked to them by a man named Simon Slee who runs several webbased companies selling properties in Syracuse NY and Orlando Florida. The owner Pete Rushford took all are rent and said more work was needed all the time. In the end over the year we were with this management company we got zero rent had non paying tenants and are house was trashed. We have now moved to a new and far better company.This Company should be shut down he and Simon Slee are crooks and liars. Will give more details on request. He took about $12000 total for repairs and now we have to do them all again as his repairs were rubbish or He never did them at all. We are a retired couple who were sold a cone and a half I warn anyone else to stay away from these people. Also his accounting system is a cone too and is set up to confuse people.

It is unfortunate that on occasion the affect of the city code enforcement combined with the health department as well as tenants actions creates an incredibly unfortunate situation. As this person failed to provide their name, I am unable to comment directly on their situation but in general I see the following occuring in Syracuse.

Code enforcement can and will write up numerous violations which must be remedied in a timely fashion. The health department on occasion inspects apartments for the presence of lead based paint. This is costly, but necessary issue that must be resolved.

The biggest factor in the success of an investment is the tenant. Unfortunately, a tenant can basically destroy your apartment, contact code enforcement at which time the owner will be liable for the repair of the tenants damages to the apartment. In the meantime, if the tenant is receiving county/federal assistance the government will withhold all rent payments. if they are self payers, then many times the tenant will withhold rental payments pending the code violations being resolved.

Concerning the writers accusations that any repairs were done improperly, we are more than happy correct/reimburse for improper work. If the timeframe from the repair is great, then obviously we are unable to correct ths situation as many times these are new issues.

Concerning the writers issue with our accounting program, we are using the most advanced/state of the art system for our online accounting. This program allows complete transparency as the owners are able to access directly 24 hours a day to run/view reports and get current maintenance status. We have received numerous compliments for the use of this system which is completely user friendly to anyone who has even the slightest computer literacy.

I have currently six properties managed by A&M in Syracuse (6 unit, 5 unit, 2 x 4 unit, 3 unit and 1x2 unit)and live in Australia.
The accounting system used by A&M is by far the best I have seen and I have been investing in rental properties for over three decades in several countries. I can get a daily account of where my properties stand.
Yes I have had issues with tenants and A&M but you are in the wrong business if you expect the property management company to be a silver bullet for every issue that can arise.
More than happy to share my experiences with any reader - not all good bu t I have never had the perfect property in any country.
I have found both Simon Slee and Pete Rushford to be open and honest in my dealings (not just one property) with them so far and see no reason why this would change in the future. I have certainly asked them enough questions and always received the correct answers.
Maybe there are reasons for the issues you raised, but calling people crooks and liars without leaving your name is really a bit weak.

Pete rushford is an absolute LIAR AND CROOK and we are in the midst of taking legal action against him. He owes me ballpark 1200 probably more, we are looking into it. I will be going to the news with this. He will take advantage of out of state owners and steals rent. He has been an absolute nightmare to deal with and can an will steal your money. I will be going to the cops, my lawyer, and anyone else who will listen about this. I've seen similar complaints and I will be posting on any website - any thing to get these scumbags arrested for fraud. Hi Pete ! The Weiss family
