primary residential mortgage not being honest, delaying closing, not disclosing all lender credits Alpharetta, Georgia
28th of Nov, 2011 by User499871
I was in the process of buying a HUD home. HUD Homes are sold as is with no repairs. I was attempting to get VA financing with a mortgage through Primary Residential Mortgage. The HUD home didn't have flooring, missing elements on the stove, a rotten rear door frame and has a damaged thermostat, so not sure if the H VAC unit was operable or not as noted when I placed an offer and won the bid my Real Estate Agent placed for me on the property. The Primary Residential Mortgage Loan Agent Mr. George Echols was aware of the discrepancies and continually asked my Realtor to see if HUD would fix the issues. This went on for over a month. The VA appraiser made note of the following:The needed repairs are installation of flooring in living room and bedrooms, install the burner elements in the stove, repair rotten wood by rear door, and repair hole in Sheetrock.Because of the carpet and inoperable stove the VA funding was denied. Mr. Echols has been in the mortgage lending business since 1997. As stated in his profile he has extensive knowledge of VA and FHA loans. Mr. George Echols presented me with two different FHA cash to close workouts and their was a thousand dollar difference from the initial one. After my Realtor looked it over she asked him about available lender credits to reduce the cash to close amount. Mr. Echols told her no. After that I went with a new lender and the agent also agreed that Mr. Echols was probably going to keep this money on his end. I thought his duty was to protect me. It leads me to wonder over his 20 plus years, how many home buyers never had a realtor that questioned the loan figure drawn up by an unscrupulous mortgage lender. Because of this man, I am going to be responsible for paying for the VA appraisal, that should never been ordered since myself, my real estate agent and George Echols were aware of the problems. I knew that the VA wasn't going to approve funding because of their not being flooring and the stove being inoperable.I am dealing with a different lender now. When I briefed her on the inoperable stove and missing carpet the point was made that the VA will not fund that home, so she immediately started working up a FHA package.Mr. Echols has wasted my time and money on a home purchase that wasn't going to happen and he should have know that. I could stand to incur additional per day charges if I don't close on the stated day of closing.
