Please be aware that this property was sold to me in 2007 with numerous undiscovered/undisclosed construction defects. The property was so poorly built that I ended up allowing it to go into foreclosure, and ultimately, I had to declare bankruptcy. Since then, I have noticed that many realty organizations and other organizations have listed this property as desirable or as a great deal or with similar positive descriptions. Potential buyers should be aware that subsequent inspections of this property, including some authorized by officials from the city of Carmel, have revealed numerous construction defects that will be very expensive to repair. Please refer to records on file at the Hamilton County Court House (Noblesville) if you have additional interest or search key words such as "Robert Barbato" or "David S. As a resident of Guilford Reserve, I can report that the homes left unfinished by the old builders have been repaired and most of them have been sold. Those of us who bought from Barbato and Klain have been awarded enough money to repair our homes, and most of those have either been completed or are being worked on now.
This is a beautiful neighborhood in a great location. Now with the new builders ready to complete the neighborhood, it will be an exciting plave to live.
