My husband rented from Riley Land and Trust for a year before we were married. The problems began immediately upon signing his lease and taking residence at his apartment.
First there was the clogged drain in the kitchen sink for two weeks that he was unable to fix on his own. After attempting to contact them multiple times they finally sent a plumber. Then there was the mold on the ceiling which Riley Land and Trust told him to spray paint! That ceiling also leaked profusely when it rained as well as the windows. Not to mention the toilet was broken for over six months.
As if that weren't enough there was the issue with the gas and electric. My husband didn't even have a thermostat to control the temperature that Riley Land and Trust kept so cold he resorted to warming up the place with the oven just to stand stepping out of the shower.
Speaking of gas and electric, the landlord paid for the gas and my husband paid a $200 monthly electric bill for a very small efficiency apartment. When he inquired with the power company he found out there wasn't a landlord account. He located his breaker box and shut everything off to discover he was paying for not only the hall and outdoor lighting but also for the coin operated laundry facilities for nine other tenants. The dryer never shut off automatically and froze his clothes in the winter.
This is only a short list of the issues he experienced with Matthew and Denise Riley. All said and done we think it's safe to say Riley Land and Trustyou are slumlords in its truest form!!

| You probably never paid your rent on time. Sounds like to me you have a problem reading the lease and what to do when you have a problem and how to correct it. On top of that it seems like you do not have any balls. You can sit behind the computer and hide, posting peoples names to this site. What a coward? Post your name and phone so some one can contact you about your issues. Wait... you won't do that because you will have the sheriff at your door serving you with your small claims papers to collect your past due rent and damages. So take your trash and go back to collecting you welfare. |

| Wow someone is getting awfullt testy! Truth hurts doesn't it slumlord!!! I'm not going to split hairs with you and no I won't give you my info now, you had your chance. Maybe if the lease wasn't so blurry we could have read it. We are not on welfare and never have been. Not that is any of your business. What do you only rent to people on welfare? What does that say about you? Believe me my husband tried to rectify this situations on many occassions. He always paid his rent on time even when no one returned his call about repairs. Thank God we are out of that hole and now own a well kept 4 bedroom house. Oh ya the best part is we don't have to live next door to your kind in that crappy town ever again. I will be praying for your other tenants they will need it. |

| By the way, here is a thought, maybe you shouldn't hire drug addicts and felons as apartment managers or maintenance. What a concept!! Just another proper bussiness tip for you that I'm sure you won't "understand"!!! |

| Wow can't even believe these people are landlords in a town they don't even live in and sew their tenants when they don't fix anything brought to their attention. I have rented for 14 years from various landlords all over Iowa and never before have I come across such horrible people. All they do is take advantage of people who work hard just to stay above water and think they are better. They may be better off financially but not morally. SHAME ON YOU DENISE & MATT RILEY!!! In case you didn't know lying is a SIN!!! |

It has come to my attention from the letter dated 8-15-11 from Riley Land and Trust that some information posted possibly by me or someone I know on the internet is false or defamatory. I fully retract all information that may be false or defamatory as I may not have had all the facts accurate or thoroughly supported.
The Ripoff Report and Scam Informer said cannot be removed. In response, I apologize and offer this retraction letter asking any reader to do their own due diligence. |
