Woodland Village Apts WV Management 55+ Senior Living Nightmare Internet

Future residents BEWARE!! This 55+ Senior Adult Community is a scam. We were very disappointed immediately after moving in. Our situation only grew worse with time. Don't let the aesthetics and sometimes overly friendly office fool you. Get everything in writing from only authorized property employees. Beware that residents work in the office with access to confidential information-- quite hipocritical when you are forewarned to keep your lease details to yourself. There is an incredible gossip hotline among residents AND personnel here. So much has gone wrong we arent' sure where to begin. Property employees are unqualified for their titles and position responsibilities. Apparently that's not important since the Village is more an Assisted Living/Senior Day Care than an adult apartment community. Lease and property rules are broken regularly and over looked. This is a Non Smoking property and publicly advertised as such including a huge banner advertisement at the property entrance. Visitors and residents are spotted smoking regularly. Pets are allowed but owners don't clean up properly after them even in the inside hallways. Elderly seniors wander the hallways. Front door items and packages disappeared from doorways. Employees provide unauthorized & unlicensed services to favored residents such as dispensing medications, shots, feeding etc. New residents are encouraged to attend events on the what looks like impressive monthly social event calendar but the regulars are not quick to welcome newbies. Residents are quite clicky, similar to a bunch of children. The property may look nice in photos and from the outside but upkeep has gone downhill. Employees have been let go to save money therefore pools, landscaping, security, equipment, furnishings and property in general has become worn and dirty. The electronic gates are forever breaking down, the water is turned off frequently, property lights cease working, jacuzzis are always breaking and on one jacuzzi only half the jets work when it's not closed down. The fire alarms sounded much too often, and there was seemingly no real concern to educate proper mandatory evacuation procedures for residents. Tenants use BBQ grills on patios which is disallowed and unsafe. The parking lot is a joke. Assigned parking is not free and there are insufficiant spaces for the number of residents with autos. Property personnel must be forced to act on dealing with parking issues such as people parking in wrong spaces, etc. When contacting the office when these problems occur residents are instructed to leave a note on the vehicle asking it be moved! Parking space charges are ridiculous at $10 uncovered, $20 covered PER MONTH. Note that not everyone pays for parking (not the favorites). Same with the Storage closets. Guests have been known to park across from the property, at the shopping center next door or down Woodland Parkway! Maintenance personnel are overworked and unqualified. They are unable to properly assess or fix annoying sounds, leaks in pipes, pest nuisances-perhaps they have problems dealing with the office or property owners (who obviously do not care about customer service). Three residents can approach the office or maintenance and be told three very different excuses! Every time the power or phones go out the front door codes have to be re-set or they don't work. Regarding safety pet owners are put on the first floor only (supposedly) while handicapped residents are on upper floors, reliant on stairs or elevators in case of emergency. There are insufficient number of Handicapped parking spaces on property. The most frustrating is how we were mislead during the amazing tour of the property. We asked about utilities and were misquoted. Wait until after you move in (what an unorganized hassle that experience was!) and receive your first water/sewer/trash bill! Also beware of a hefty rent increase at the end of your lease. The renewal letter arrives no sooner than 45 days prior to the lease termination date. We also inquired about lease terms and average rental increase during our tour and we were again misquoted. Not only will your rent be unfairly increased without reasonable explanation but there is NO negotiation. Especially beware if you move to this property on one of the "Special Move In Rates"! No 2 apartments pay the same rent for the same size or location apartment. There are an increasing number of HUD voucher residents who we believe contribute to the decline of the quality of what began as a very nice senior community.
Our move in experience was a nightmare in that nothing was ready when we arrived with a packed moving van. We were given wrong keys, wrong gate opener, we were assigned to the wrong parking space, an issue which took months to resolve. The condition of the apartment was not acceptable-horrible messy half-a**ed paint job, dirty windows & screens, dirty carpet with spots that continued to appear and were difficult to clean (we were told a month after moving in it would cost us $35 to clean the carpets!), the toilet seat was broken, cabinets had not been cleaned, dog doody stains were on the patio, we had bugs in our kitchen, there is a spider infestation and mice roam the property. The day we moved in we inquired about a Move In checklist we were used to completing at move in but were told this property doesn't do that. Again mislead. When we moved out we were pressured to vacate ASAP so new tenants could move in! Beware that you will be shocked at what, if anything you will received refunded from any deposit. The charges are outrageous and unfair for cleaning service (on site property employees and maintenance do the property's own cleaning, painting, repairs etc. NOT professional hire), painting (where it wasn't even necessary), alleged carpet replacement (no proof this was done or even necessary if the carpet had been properly cleaned in the first place!). This property pinches pennies cutting every corner possible in ways tenants continue to suffer from. Tenants are continually paying for poor service. Tenants are over charged unfairly (with no visible proof of metering) for water including use of heated water!! We should have seen early warning signs and moved out sooner than we did. The turnover alone was a tell-tale sign something is amiss at Woodland Village!
Now that we are gone we are so much happier at another senior community. Don't let Woodland Village tell you their property is the best quality for your money, it's another of their misconceptions. Woodland has potential if only they were properly managed, and attracted better quality residents (their screening process is a joke-they let anybody move in there!)
